Oleg Kurchenko, Founder and CEO of Binaryx discusses how blockchain and DeFi are transforming real estate investment through tokenisation. Oleg Kurchenko is a serial tech entrepreneur, investor, and business leader specialising in blockchain and DeFi technologies. He is the Founder and CEO of Binaryx, a platform founded in 2019 dedicated to tokenising real estate assets using blockchain technologies and DeFi instruments.  

He also co-founded Paytion in 2016, one of the first crypto neo-banks built on Telegram. During the same period, he developed trading robots and established a mining farm. As an investor, he has played a key role in VYMEX, a company that supports small businesses in improving their operations and offers practical tools for budding entrepreneurs. He also contributed to Genius.Space, aiding in creating a Learning Management System (LMS) used by more than one million users.

During the interview with Dinis Guarda, Oleg explains how Binaryx streamlines access to global real estate markets:

“Investing is actually pretty simple. You can go on the binary.com website, click the sign-up button, put in your email, and then answer a few more questions like your name and other details.

The system will ask you to pass a quick verification. It’s an easy process—you just need to take a photo of your ID and a selfie. The verification is completed in about two minutes, and we use third-party services that are licensed in Europe, so your data is private. 

After verification, you can go to the ‘Balance’ or ‘Wallet’ section. From there, you can click ‘Add Funds,’ choose your preferred payment method, and refill your account. Once your account is funded, you can choose the property you’d like to invest in and make your first investment. It’s that simple.

“The UI/UX is very simple, and the narrative around the platform is impactful. The simplicity of the marketplace is key to its success, similar to how Amazon simplified access to commercial products Our goal is to create a platform that simplifies access to real estate investment. We want to make it as easy as shopping on Amazon.”

“Right now, we have a couple of products on Binaryx, and with those products, any investor can start investing in real estate from $50.

The problem in the real estate market is that investments are hard to sell, but with tokenisation, you can sell your tokens on the secondary market.

We finished the sale of one property, and one investor needed to make an exit… in just two hours, he got $20,000 from his investment.

With blockchain, you don’t need to go to the notary or lawyers to transfer ownership. I just send you 100 tokens of real estate, and you become the owner immediately. Blockchain just transfers ownership into a digital form and makes the transferability of the asset much easier, we are creating unique instruments for investment and liquidity.”

Talking about the future of real estate tokenisation, Oleg Kurchenko said:

“The real estate market hasn’t changed in hundreds of years. The time has come with technologies to change that market. In 2020, the tokenisation of real estate was valued at around 3.5 billion, and it’s anticipated to reach 20 billion by 2033.

We’re preparing a lending and borrowing protocol, you can put tokens in and borrow or lend them from pools in the blockchain and get liquidity.

Our main goal is to create efficient instruments for investing in real estate and make those investments profitable and accessible to a broader audience.”

Oleg also explains how Binaryx simplifying access to real estate investment:

You can register through email, pass verification, top up your wallet with crypto or credit card, and choose the property you want to invest in. You can invest in construction properties, which offer higher profitability in the long term but don’t generate rental income, or in rental properties, which generate income but at a lower percentage.

You can see how your investment in construction properties is growing as each purchased token increases in value over time.

We position Binaryx as a real-world asset access system, combining real-world assets with blockchain technology to bring smart and transparent solutions.

We connect solutions that allow people to register easily with email or social media, and everything works on blockchain technology in the background. Our goal is to create an instrument that is understandable for everyone. If people don’t want to know how blockchain works, they can still use our platform, but everything is transparent in the background.”

AI, robotics & tokenisation: Shaping the future of investment

“A lot of companies I invest in or participate in as an advisor or manager, are focused on the edge between technologies and the real world. I believe in tokenisation because it’s helping to connect the blockchain world and financial systems to the real world.

Talking about the impact of AI and robotics on work, Oleg says:

“All the simple tasks—like cleaning, cooking, and other work—will be taken over by machines. We need to be ready to adapt and align our lives with this.

The three topics—tokenisation, AI, and robotics- will be the best areas for growth and investment in the coming years.”

Real Estate Investment with Blockchain

Oleg Kurchenko explains the seamless process through which property developers, agencies, and partners can participate in Binaryx’s real estate platform:

“We just try to transfer the processes that work in the real world onto the blockchain because everyone already knows how it works. We don’t touch it, just keep it simple and understandable for everyone.

When a developer comes to us, they fill out a form for the listing. After gathering all property information and documents, we connect them to the property and the developer, ensuring compliance and due diligence.

After the compliance procedure, we create the DAO LLC and issue tokens. Once funds are collected, the developer transfers ownership rights to the DAO LLC, which becomes the owner of the real estate.

When the property starts generating rent, we connect with a management company, which handles tenant relations and rent collection. The income is then sent to the smart contract, automatically distributed among token holders.

We redistribute the property income in advance, with new blocks generated on the blockchain every few seconds. This allows token holders to start receiving rental income immediately and adds liquidity to the secondary market.

Our approach allows us to scale faster because we don’t need to build our own management companies or handle legal and compliance issues directly. We work with established partners who already have the experience.

Everything done by the management companies is stored on the blockchain, reflecting their reputation. If something happens, it’s transparent and safe for the community.”

Building a smart real estate community

Oleg Kurchenko discusses Binaryx’s strategy to build a strong community around the platform while also offering innovative real estate investment solutions:

“Of course, we need to educate our community and the traffic that we are bringing on the platform. It’s not a fast process, but right now I see that our investors really have a good knowledge—they understand all the things that happen and what is going on.

Most of our investors are adults who already know how to make investments. They have investments in stocks, crypto, and their own real estate. They see the good benefits they’re getting when they invest with the instrument we’ve created.

Many of our early adopters are now becoming evangelists of what we’re building. It’s really impressive to see them bring energy to our platform and share their excitement with others.

We have been working with real estate agencies, developers, and independent brokers. We’ve realised that traditional real estate agencies and developers are not efficient in terms of advertisement and marketing returns.

We help real estate agencies convert people who don’t have enough money to purchase properties. With some of our agency partners, we’ve already increased sales by 30% from the traffic they bring to us.”

Oleg also shares the insights about upcoming products for developers and brokers:

“In 2025, we will release three new products: Developer Pages (like Amazon Seller pages but for real estate), a Broker Management System for agencies, and a Customer Reservation System for developers to ensure their clients don’t go elsewhere.

We aim to create tools that will make it easy for any real estate developer or agency to list on our platform and start working with us. Our goal is to provide a seamless and efficient way for developers and brokers to reach potential investors.

For those who don’t know and don’t understand how the product works, we have a documentation area, it’s pretty strict, pretty understandable, and explains things like legal framework, taxation, how technology works, and how tokenisation happens.

We have a simple Academy where you can go, pass through a few quests, and earn points and rewards, which helps you learn how the product works. It’s like gamifying the educational process.

We have a community called landlords, where you can go to the landlord’s chat. It’s open for everyone, with closed chats for existing investors and open chats for new people wanting to learn how the project works.

On each property page, users can find a button to chat with our support team directly or schedule a call with one of our managers, who will explain everything personally.

It’s not possible to have just one way of working with your community… It’s like building a house with bricks. We take the community from different parts and make sure everyone has an engaging journey.”
